We first understand your requirements and aspirations, then assess the site’s opportunities and constraints.
After analysing authority regulations, we explore several sketch design options with you to reach a preferred solution. The detailed drawings will be sufficient to obtain preliminary cost estimates from a Quantity Surveyor.
Based on Quantity Surveyor cost outcomes, the approved sketch design is developed into a final detailed design for the Development Application (DA) submission. This process integrates consultant designs with architectural drawings.
Pre-application meetings with the council and neighboring properties are organised to streamline the planning process and assist in obtaining approval.
We will confirm statutory requirements and attend pre-application meetings with relevant authorities.
We will prepare and submit the application, including all necessary plans, diagrams, analyses, studies, and reports. If needed, we will coordinate Specialist Consultants on your behalf.
Finally, we will assist in lodging the formal application and coordinate an updated forecast of the Cost of Works.
The Development Application (DA) is developed into detailed drawings, schedules, and specifications to retain the sketch design intent during construction.
We coordinate and integrate consultants’ work for the Construction Certificate submission to the Council, followed by tendering to builders and construction.
To help you engage the right builder, we offer a Contract Selection service through a tender process.
We prepare and issue tender documents, respond to builders’ inquiries, and receive and assess the tenders. We negotiate to obtain an acceptable offer for you.
Finally, we provide reports on the tenders and make our recommendation.
After tendering and negotiations, we develop construction documents into contract documents between you and the builder.
We can administer the contract, ensuring design quality is maintained throughout construction. This includes regular site visits, meetings and certification of builder payments.
